Documents Checklist for Government Housing Lotteries

A complete checklist of documents you usually need to apply for a MHADA, CIDCO, DDA or other housing lottery, and tips to avoid rejection.
Most rejected applications fail because of documents, not luck. Prepare these before the lottery opens and keep clear scans (PDF/JPG under the size limit the portal allows).
Almost always required
- PAN card of the applicant (and spouse if married)
- Aadhaar for e-KYC
- Income proof for the specified financial year
- Passport-size photograph and signature scan
- Bank account details for EMD refund (a cancelled cheque is sometimes asked)
- Active mobile number and email
Often required
- Domicile certificate of the state (e.g. Maharashtra requires a domicile certificate)
- Caste or category certificate for reserved quotas
- Disability certificate, ex-serviceman or government employee proof for those quotas
- Affidavit / self-declaration that you do not own a house in the specified area
Tips to avoid rejection
- The name must match exactly across PAN, Aadhaar and certificates. Fix spelling mismatches early.
- Use the income proof year that the brochure asks for, not simply the latest one you have.
- Keep originals ready: they are checked physically after you win.
- Never share your OTP, password or Aadhaar copies with agents.
