✔ Who can apply

• ●Applicant must be at least 18 years old.
• ●Must hold a Maharashtra domicile certificate (the rule has been 15 years of residence in the state).
• ●The Mumbai board revised its limits in 2023: EWS up to ₹6 lakh a year, LIG ₹6–9 lakh, MIG ₹9–12 lakh, HIG above ₹12 lakh. Other boards can use different limits, so check each booklet.
• ●Usually you or your spouse must not already own a house in the area where you apply.
• ●Residency: Requires a Maharashtra domicile certificate (15 years' residence has been the rule).

📄 Documents to keep ready

• ☐PAN card of applicant (and spouse, if married)
• ☐Aadhaar for e-KYC on the portal (do not share copies with agents)
• ☐Income proof for the financial year asked in the brochure (ITR / Form 16 / income certificate)
• ☐Recent passport-size photograph and signature scan
• ☐Active mobile number and email ID
• ☐Bank account details for the EMD / registration-money refund
• ☐Maharashtra domicile / residence certificate (if the scheme requires it)
• ☐Caste / category certificate for reserved quotas (SC, ST, OBC, PwD, ex-servicemen, etc.)

🪜 How to apply, step by step

1. 1Register once on the MHADA lottery portal with your mobile number and complete e-KYC with PAN and Aadhaar.
2. 2Upload your documents during registration. MHADA verifies eligibility before the draw, so fix any errors early.
3. 3When a board announces a lottery, read the booklet and pick the scheme(s) in your income group.
4. 4Pay the EMD plus the application fee online before the deadline.
5. 5Check the provisional list of accepted applications and raise an objection if your name is missing.
6. 6Watch the live computerised draw. Winners get an allotment and a payment schedule, and everyone else's EMD is refunded.

💡 Tips

• Each board publishes its own booklet (PDF). Income limits, carpet area and prices differ board to board.
• Keep the income certificate / ITR of the correct financial year ready before the lottery opens.
• Apply only on the official website. Anyone promising a 'guaranteed allotment' for a fee is a fraudster.
