Getting a Home Loan for a Government Lottery Flat

How banks finance MHADA, CIDCO, DDA and other lottery flats, what documents they need, and how to combine it with PMAY subsidy.
Most winners pay for their flat partly with a home loan. Government-board flats are generally easy for banks to finance because the title is clear, but timing is tight: the payment schedule in your allotment letter won't wait for a slow loan process.
When to start
Get a loan eligibility estimate before the draw. Once you win, apply immediately with the provisional allotment letter. Some authorities issue a 'No Objection Certificate' (NOC) for mortgage. Request it early.
Documents banks usually need
- KYC (PAN, Aadhaar), photos
- Income proof: salary slips, Form 16, ITRs, bank statements
- Allotment / offer letter and payment schedule from the authority
- NOC for mortgage from the authority (if applicable)
- Own-contribution payment receipts
Down payment and EMI

Combine with PMAY
If your household income is within PMAY-Urban 2.0 limits and you don't own a pucca house, ask the lender to process the interest subsidy with your loan.
