Find lotteries in your budget →How we calculate it
- Banks cap all your EMIs at a share of income (FOIR), commonly 40–60%. Your existing EMIs reduce what's left for a home loan.
- Home loans usually cover up to ~80% of the property price, so you need ~20% plus stamp duty and registration from savings.
- Your budget is the lower of what your income supports and what your savings support.
Don't forget
- The lottery EMD is locked until the draw. Keep it separate from your down payment plan.
- Society deposits, maintenance, furnishing and moving costs add up.
- PMAY-Urban 2.0 interest subsidy can reduce the effective cost for incomes up to ₹9 lakh a year.
