What EMD / registration money is in housing and plot schemes, when it is refunded, and what to do if a refund is delayed.
The earnest money deposit (EMD), called 'registration money' in some plot schemes, is a refundable deposit you pay with your application. It keeps out non-serious applicants. The application / processing fee paid with it is usually non-refundable.
What happens to the EMD
- If you win: it is adjusted against the price of the flat or plot.
- If you lose: it is refunded, usually to the same bank account, within the period stated in the brochure.
- If you win but surrender or fail to pay: part or all of it may be forfeited according to the rules.
If your refund is late
- Check the refund status on the portal using your application number.
- Confirm the bank account details you gave were correct.
- Raise a ticket or email the grievance ID listed on the official site, quoting your application and payment reference.
- Some authorities pay interest on late refunds beyond a set time. Check the brochure.
Plan your money
For large plot schemes the registration money can run into lakhs and stay locked for weeks. Don't take high-interest personal loans just to apply.
