Document verification, offer letter, payments, agreement registration and possession: the steps after winning a government housing lottery.
Winning the draw is the start of the process, not the end. Missing a deadline after winning can cancel your allotment.
Typical sequence
- Document verification: submit or show originals. Some boards do this before the draw now.
- Provisional offer / allotment letter: states the final price and payment schedule.
- Payments: usually in instalments (e.g. 25% within 45 days, the balance later). Arrange a home loan immediately.
- Agreement and registration: pay stamp duty and registration charges, then register the agreement or sale deed.
- Possession: collect keys after full payment and complete formalities. Check the flat and report defects in writing.
Costs beyond the flat price
- Stamp duty and registration fees (state-specific)
- Society formation / maintenance deposits
- GST, only for some under-construction units
- Loan processing fees
Resale and lock-in
Many schemes restrict sale or rental of the flat for a lock-in period (often 5 years or more). Read the allotment conditions before planning to sell.
